Owner Builder Warranty Inspections
If you are an owner builder wanting to sell your home after undertaking your own buildings works within the last 6.5 years, section 137B of the Victorian Building Act 1993 requires that building works is to be inspected and reported by a licensed building practitioner. This report will then form part of the Section 32 transfer documentation at the time of sale.
If your buildings works have been completed within the last 6 years and 6 months of selling your home, there are two things you must do to ensure a smooth sale:
- Provide a defects inspection report that is less than 6 months old
- Take out domestic building insurance for works over $16000 (previously known as builders warranty insurance)
